Regulated Domestic Building Contract – Level 2 General Conditions
1. Interpretation & Definitions

- Definitions of person, business days, and other key terms are found in Clause 23.
- Official contract definitions and interpretations are set out to ensure clarity and compliance with legal standards.
2. Contractor’s Obligations
- The Contractor commits to skillful, careful, and lawful execution of works according to specified plans and legal standards.
- All materials used will be of high quality and suitable for their intended purpose, with new materials used unless specified otherwise.
- Warranties specified in the contract are upheld.
3. Owner’s Obligations
- The Owner must ensure site readiness, including disconnections and clearances necessary for safe and efficient work commencement.
- The Owner is responsible for ensuring access, facilities, and conditions conducive to the work’s execution without delays.
4. Commencement, Progress, and Completion
- Specific dates for commencement and completion are set, with provisions for delays caused by unforeseen circumstances or compliance with legal changes.
- The Contractor must notify the Owner of the work start and expected completion timelines.
5. Payments and Financial Terms
- Detailed payment terms including deposit, progress payments, and security account handling are outlined to ensure financial clarity and responsibility.
- Conditions for additional charges and dispute resolution in financial matters are specified.
6. Variations and Adjustments
- Procedures for requesting and approving changes to the original contract scope are detailed to accommodate necessary alterations while maintaining contractual integrity.
